With any new home transaction, (1)  The onsite builder agent(s) split their builder-paid commission (marketing fee) with your licensed buyer agent upon the closing of your new home (this is called a Realtor co-op split)    or     (2)  The builder pays your licensed buyer agent a sales commission at closing from their separate advertising fund. A misconception that some buyers have when visiting new home subdivisions is that they will get a "better deal" without a buyer's agent since the marketing fee would not be split; generally, this is not the case because home builders have a need for buyer agents (Realtors®) to provide maximum exposure of their new homes.
