The Process: 5 easy steps!
Search for your New Home (contact us if you need assistance)
Visit the New Home Communities in Georgia that interest you. As you enter the model homes, be sure to register us as your *Buyer Agent (see below) with the New Homes' Sales Representatives. These are the Builders' Agents who sit in the decorated model homes. This is usually accomplished by filling out a registration card. The card will ask you: "do you have your own agent?" Simply check Yes
Identify the New Home that you want to buy. If we are not already proactively working with you, then contact us at this point so that we can set up your written cash back bonus agreement.
We help you negotiate the best possible price and terms with the New Home Sales Representative & Builder. We will be there for you all-the-way through the entire process.
Close on your New Home and your extra bonus is issued either @ the closing table or within 24 hrs. after closing. We put it in writing.
To comply with Georgia Law & a Federal Statute called RESPA, we can only give this bonus to the home buyer (also known as a principle to the transaction).

How is the Cash Back Bonus (rebate) applied?
Consult with your Mortgage Company to see how this extra bonus needs to be applied based on your loan program. Loans vary with regard to the treatment of incentives to buyers.

Once the importance of a rebate has been established, then a home buyer needs to address the qualifications of the buyer's agent that will provide the rebate. It would not be wise to merely select an agent based on a certain rebate amount, but rather a combination of the service to be provided as well as a buyer's rebate. A good buyer's agent will go to bat for the home buyer that potentially saves the home buyer thousands extra through strong negotiations in all aspects of the transaction; one can be "penny wise, pound foolish" when selecting an agent solely on the amount of the rebate. What's most invaluable is when a buyer's agent will contend on your behalf for the numerous issues that usually arise during a real estate transaction.

* Typical New Home Sales Process: Regardless of the negotiated terms and sales price with any new home, the home builder pays a certain designated & predetermined sales commission (4%-6%) when it is sold. Now, if you have your own buyer agent who promotes your interests, then (1) the onsite agent(s) split their builder paid commission (marketing fee) with your buyer agent (this is called a Realtor® co-op split) or (2) The builder pays your buyer agent from their separate advertising fund. This is a form of advertising to home builders, as it encourages Realtors to bring their buyers to the builders' new home subdivisions. Note: This fee is retained by the onsite agents or the builder if you don't have your own buyer agent (Realtor®). It is dedicated and/or allocated solely for the buyer’s agent. Be savvy and don't let it go unused.
Attention: Although the onsite agent(s) may be courteous to you, it’s important to know that they represent the builder. Protect yourself.
Furthermore, if you opt not to have a buyer agent to promote your interests, not only is the entire sales commission retained by the builder or the onsite agent(s), but you could be left vulnerable. Therefore, if you use us to promote your interests in your New Home real estate transaction, we will give you a substantial cash back bonus (rebate) while fully promoting your interests. Since you would be our client, we can legally give you this gift. Once again, this is an extra bonus for you that is above and beyond what is already being offered by the home builder. You will still receive all discounts and/or incentives offered by home builders.
As stated above, there is no penalty to have your own buyer agent and you can use ANY mortgage company you prefer. Through expertise, a good buyer agent can get more for you than you might be able to get on your own and also give you a 1% to 2% buyer bonus. At the very minimum, this bonus is very substantial when you consider that it would be lost if you buy a new home without us as your buyer agent--Realtor®. For your benefit, be savvy and don't let this go unused.
