The Georgia New Homes Program How It Works
 By using us as your Buyer Agent (Realtor®) for your New Home purchase in Georgia, you will be participating in our Georgia New Homes Program that will entitle you to an extra buyer incentive of up to 2% cash back (rebate). In essence, we are passing along a substantial commission rebate to you that would not otherwise be realized by the new home buyer. As stated above, this bonus is in addition to any special builder incentives, free upgrades, promotions, give-aways, discounts or whatever else can be negotiated with any Builder. Examples: (1) Buying a $200,000 new home equates to an extra $2,000 cash back to you -- 1%. (2) Buying a $400,000 new home equates to an extra $6,000 cash back to you -- 1.5%. The exact percentages are based on your sales price and are posted on the right side of this page.

How is this possible? Georgia Home Builders pay a sales commission to independent Licensed Real Estate Brokers (also known as Buyer Agents or Realtors®) for representing Buyers of their new homes. This is an incentive to encourage Buyer Agents to bring their Buyers to the Home Builders' new home communities -- and it is not available directly to the general public. This sales commission is built into the sales price of the new home you are buying, whether you have a Buyer Agent (Realtor®) representing you or not. If you don't have a Buyer Agent, this sales commission is retained by the Home Builder or the Home Builder's agent as it is dedicated for Licensed Real Estate Agents & Brokers who represent the Home Buyers of their new homes.
Why do Home Builders do this? This is like an advertising fee to Home Builders. In this highly competitive market, Home Builders know that buyers may have their own buyer agents so they want to ensure maximum exposure of their new homes by offering this sales commission as an incentive. This creates full Realtor® (Buyer Agent) participation to gain as much exposure as possible to sell the builders' new homes. Home Builders have allocated this sales commission into the initial pricing of their new homes as a "Marketing" expense. But once again, it is dedicated for Licensed Buyer Brokers & Agents. Buyer Agents are a continuing source of Home Buyer referrals for Home Builders so the Builders protect this sales commission for future referrals from the Buyer Agents.
